New Home Construction in the Bay Area – Saverio in Santa Clara by Pulte Homes

If you are actively looking to purchase a home in Santa Clara County or have been monitoring the market at all, you already know how fierce the competition is to get an offer accepted. To give you an idea, we are at twice as many pending sales as there are active homes available for sale. With historically low inventory and all time high sales prices, buyers are often turning to alternative housing options in the form of new home construction. While this may seem like a no brainer to some, new developments present their own challenges. Buyers are rushing to put themselves at the top of the waiting lists and even then there’s no guarantee they will be able to purchase a new home.

The 4 steps we recommend Buyers follow to help ensure a top spot on the priority lists are:

1)  Find an agent that is knowledgeable about the new development and has established relationships with the Builder/Developer

2)  Have your agent accompany you to the Sales Center on your FIRST visit.

3)  Get pre-qualified with the Developer’s lender (which is often a requirement to even be eligible to purchase)

4)  Join the Interest Lists and be aware of the release schedule so your Agent can be the quickest to act by placing you at the top of the Priority List.
